Has anyone had recent success finding a bank that will offer a Heloc on a single family investment property in Jacksonville, Fl?

I don’t need the cash, but would it make more sense to cash out on the equity and invest that? 

Invest that $10-20k you would have spent on a guru course and LLC creation BS into fixing the old rotten deck, keeping the sidewalk clear of snow, etc.. 

We take pride in what we do, we love what we do and we our goal is to build a long term relationship with all of our owners and help them improve their investments.

A business model that has always made sense to me is teaching people how to find good deals and have them bring them to me for more critical evaluation and execution where I invest my capital beside yours.
