Low is high risk, high number is rock solid. 0-100.I once had independant list vendors who sold this lead type with filters on typical real estate criteria beds/baths etc.

It's a single family home 4 beds and a full basement.My plan is to rent out the 4 beds upstairs and live in the basement, BUT I got information from someone that I might have problems with lender and insurance because the basement is not a separate unit?

I would not build more than twice the number of beds vs baths, so if you have 5 baths, at the most have 10 rooms.

If this were a 3 bed/2 bath brick home on a nice street in Dunwoody (I know it can't be) I - and every sane person on this chain - would pick it up in a New York minute regardless of whatever number they ordinarily shoot for.

I am ok with managing tenants by-the-room in the other units however.It's true that the higher price range I'm looking at, the higher the mortgage, but if that gives me more bed/baths to work with then it's worth it, assuming the math works out.

It is a single parcel with 1 2 bed 1 bath residence I would be living in for a few months to do some minor touch ups and converting it into a rental.
