There's a chance we could see a slight dip during the 2021 peak buying season (summer 2021) as more people struggle a little bit more to get mortgages after all of the additional credit issues caused by COVID...but for all the reasons previously mentioned, the resiliency and strength of the areas around DFW should stand strong through that test.

Some rules are that on a 3 or 4 unit , FHA has a Self Suffiency Test to meet, that means all rents from all 3 or 4 units, even the one the owner will occupy, have to at least meet the total monthly payment including property taxes, home insurance, FHA monthly mortgage insurance.

They cannot do this on SFR with ADU however.3-4 unit properties have an extremely tough time passing the self sufficiency test fha loans have to qualify so I wouldn't waste time on 3 or 4 unit using fha.

You can still have an oil tank soil test contingency, however you will only be able to do boring holes around the tank and have the soil tested.
