I live in North Jersey, Bergen County and am looking for some places where I could buy property that'll cash flow.I wanted to get people's opinions on Jersey City; where do you think the city is heading, the good/bad areas in the city and any other opinions you have on JC.

The lenders I deal with (CW) (BofA) Citi) are not as open to discounts when they know an investor is the buyer.

Well, evidently the ability to put a billboard up is very contingent on the city code of ordinances.

They failed to get the proper permits and a STOP WORK order was issued by the city.

Question to all: I visit www.huduser.org for the Fair Market Rents, but is there any other tool/website that will say what the rent is in a particular City (and County unlike www.huduser.org)?
