To get it straight in my newbie mind: It seems like what's happening is that you achieve that high ARV to get a great LTV, in order to (1) pay back your HM/PM guy and/or (2) pull some cash out for the "Repeat" step in BRRRR, and (3) roll any points/closing/fees into your refi, keeping the skin you had in game with the HM/PM guy from the original acquisition/repair--the same.

My goal is to create cash flow through real estate investing and achieve financial freedom for my family.  

You have achieved so much already at such a young age.

Thats a great way to compliment your hard money loan and achieve no money out of pocket of deals. 

Too many people don't realize how important a plan can be to achieving long term goals.

It's achievable, but most of the people finding deals right now are off market.

I joined primarily to read up on the industry and other ways/strategies to achieve higher results. 

But there is another way to achieve what you're building, however I can't quite recall the structure.
