If the roof didn't already exist or you are improving the roof (upgraded materials/design, adding dog houses and dormers) then it could be capitalized.However, if it is just a repair/replacement, you could consider it a capital item because it's a project over a certain dollar threshold, with that threshold being set by the company you run and used on a consistent basis.

They can be great programs for the right person, but unfortunately they are designed to help people get into homes, not become real estate investors! 

So my suggestion is find a few investors to network with, design a marketing strategy, and take some actions.
