In the last grow house I dealt with, they had a giant bank of batteries that they trickle charged in order to spread out the usage impact.

I've never dealt with it personally but just imagine you're the bank.  

Introduce yourself to the neighbors and give them your business card... let them know you will be working on the property with your construction team and ask them to contact you if they have any concerns or if they notice anything unusual happening at the property, even after the property is occupied with new tenants.

The only other debt I have is my truck (about 10K) and a credit card ( about 8K) from when I was laid off that I can’t seem to pay down.

I have a 750 FICO, $60,000 line of credit in credit cards and additional $15,000 in PLOC but I can't get a $40,000 conventional real estate loan because of my personal DTI.

A card perhaps.

To shed a $100 gift card to get them to cooperate and say nice things about you and rent the unit faster is a great investment in my book.

I know even the couple banks I've called I've had a hard time getting through to someone that dealt with more than four units.
