There are a few companies that can endorse the homeowners policy to reflect the rental and add the charge for it but that is rare.  

First skip is to find the principle and then second skip is to find that principal's contact info and we don't charge any extra.

Most large metro areas will have deals in an hours drive, find a place you are comfortable with that has upward trajectory (jobs, population growth, market phase), build your core four and rock it! 

Contact your local propane company - there will be one somewhere - and they can tell you how much they will charge to remove it (most of them will do this work or sub it out, as they rent these tanks out too).

Most HVAC places will give you credit for the diagnostics if you make the repair (not the service charge for the trip).

Most states require a grace period of a few days before the Landlord can even charge late fees.
