Seems like it's in a lower end area so if it is filled you will have tenant issues and turnover cost.

You would expect a clean title at close so if there is some issue, then either it would be resolved by the seller or the deal would fall through.

My developer client successfully defended the initial challenges and settled on this having PE rights, so he shifted the site plan to avoid the issue.
