I have several people with lots of expeirence and money that would like to do some of their DSCR and fix in flip using their NON Profit  Charity instead of their LLC. 1 in particular is associated with Affordable Housing in Atlanta and all the rents for certain groups will be subsidized.

I would discuss financials on this if you choose to come see the pre-rehab on Dec 1 (I have made a lot of money (close to 7 digits after this rehab is done in ~2 months) but due to not executing a cash out refi (due to the rate increases) my return is below my underwriting).

Try to find creative deals where you have less money out of pocket.

yes how much money do you have anyone that knows it is making a lot of money you are only going to slow them down. get the wallet out and pay for advisory services.

Fixing a class B doesn't produce amenities that Class A offers, otherwise you're losing sq ft if you add a gym/shower, etc.Anyway, happy to get updates, but I think your leasing will be at 0 for 12 months.
