They’re mainly looking for the contractor to fill out paperwork and provide insurances and sometimes a background check.

As of now I know it’s incredibly hard to get financing for purchases other than your main home and I’ve heard you can only utilize 30% of rental income after you’ve had it for 2 years for loan purposes..

The ONLY occupant requirement is with an attached Junior ADU, it can not be rented unless you occupy the main structure.

I also have a part time receptionist to take care of the volume of calls and walk-ins to our main HQ, and I have what I'd call an office manager.
