I would be concerned about her not having the phone for the current residence, but I have found that my applicants do not know the phone numbers for the landlord of a previous residence (the one before where they are living when they fill out the app).

I usually buy the liens/certs that are 2 years prior so that I can immediately file the tax deed app (if you file the tax deed app you must pay all past due tax liens) If there is 5 liens at $100.00 a pop then you owe $500 plus tax deed application fee, REMEMBER, I prefer not to get my money back and to acquire the deed so I can sell the property immediately (99% of the time I get the property).

2005 and today are MUCH different.It sounds like this will cashflow, however, as a pp stated, don't forget to add insurance costs, (liability and landlord insurance) (sounds like you accounted for that).
