I do not really know Atlanta that well, but loved it when I visited (I had a good friend doing grad school at Georgia Tech at the time).Yes, I do have a property in Mammoth Lakes at the Crestview properties.

But CA is light years ahead of the US in private sewer and water systems. that all said.. in the US you have one fail and on these small value parks it can cost as much as the whole park to fix them.. so for me city sewer and water is a must.. 

@Brian CoffmanIf your IRA is involved in the transaction, then it is an IRA owned property.The IRA must obtain a non-recourse loan.
