I’ve been diving into research lately on getting into the U.S. real estate market, with a particular interest in BRRRR strategies—especially in more affordable areas like Ohio (seems to be a lot of buzz there).I’m still fairly early in the journey: I’ve purchased a turnkey property here in Canada before, but haven’t done any BRRRRs yet.

Just to chime in about ADU values for 2-4’s in desirable areas (like Venice, and my location San Francisco).

I say stubbed in lots because each of those lots used to have a home on it most likely, or a business . 

Furniture Wear: Florida law (83.49) says you can’t deduct for normal wear (like faded upholstery).

Insurance companies are always looking for MTR that are furnished like ours  never stays vacant more than a week.

They're a good place to start to get your personal finances under control.They're basically pay off consumer debt, like your car, get an emergency fund, then start funding things like retirement. kids college, and a house.

I see huge potential in this property but would like to get pros and cons from people with more experience.

It seems like some carriers are raising rates significantly and taking advantage of the fact that there are carriers that are choosing to leave the local market - so working with a broker that continuously refines their list of go to carriers is crucial.

Our initial thought was to make it a LTR but we have had multiple folks tell us, that the house would make a perfect MTR for a site like furnished finder.
