I have a new property under contract in Cumberland, MD and I need a reliable contractor available this week to walk the site with me.

It all depends on the reliability and the resourcefulness of your manager, but I would shy away from the nickel and dime companies that mark up repairs and lease renewals. 

It'll be a bit harder to pitch a loan that doesn't really make the lender money unless you have a long track record with them showing you are reliable and know what you're doing.

While I can't refer someone in your area, we have found a great way to find serious, reliable contractors; go to the largest HVAC supply house in your area, and speak to a manager and/or some counter people there. 

I need you to pay me by the 5th every month so I can pay my mortgage and utilities, or I need to you to move out so I can put in the room someone who is more reliable.

I'm having a bit a hard time finding reliable sources to fund a first build.

Guess what...it is not a rule nor is it a reliable way to understand future total profits.

When the new owner comes knocking on your door.....just tell them you’d like to stay, you’ll be reliable and leave it at that.

My experience when working with contractors here is that I found extremely difficult to find reliable fair priced contractors in the city of Detroit and surroundings.
