It would seem cash flow may be impacted some (market value seems untied to rent value), but it seems likely that I'd continue to pay my mortgages, and unless the banks want to be difficult, they would continue to accept my on time payment. 

We are in the process of house hunting, and finally received an accepted offer.

@Chi Ta I’m an Architect and what I do for my developer clients if they want to take the risk is to start the plans as soon as their offer is accepted.

But prices are insane out there right now and anything remotely acceptable on the MLS sells immediately.Its pretty easy to self manage.

Those arrangements include a minimum offers they will accept. 

The designated occupant is subject to the same rules as my Tenant by the lease but if my Tenant doesn't pay for October, I don't have to accept rent from a designated occupant right?  

Because I am a first time buyer, I was planning to use the FHA loan for the low down payment, but am concerned with that approach when not using a realtor and the MLS.I also have a family member willing to lend me 30k of there 401K but hesitant to accept. 

If your 293k funds are for Only the roof, they should accept a Roofing license. 

I'm not sure what may have happened there, as busy as it can get no excuses are acceptable there.
