Don't screw then street ells too tight.

I did have to repaint some of the basement floor since they bought their own dryer and drug it along the stairs and floor.

Start with some of the more general ones, such as the Wall Street Journal Real Estate Investing Guide (or some such.)

A few streets that we own on: Edgewood Dr, Almond Tree Place, Heritage Place, Blue Pool Dr, Woodard St...I like to buy single family homes that can rent for 800 to 1200+.I also like multifamily properties that can rent for 700+ per unitI use Mercer Hughes and Valdosta Properties for management. 

We also have a crime free/drug free addendum as part of our rental agreement that is explained and signed by tenants.  

House is across street from a nice lake.

I just put a chunk of change into a deal for several properties on Front Street in Memphis. 

That said, we've found the tenants to be quite rough (unemployed, drugs, vandals, etc.).  

its more about the follow up and ability to transact quickly I think that sets folks apart and the fact your an agent your already way ahead of the average person on the street..so have fun. 

There is one street that is rich in culture and restaurants (just can't recall now).
