If anyone can point me in the right direction of some worthwhile local investment groups or meet ups that would be appreciated.  

Is it appropriate to call the seller and try to get information/details/pain points directly from him, or go through the standard channel of the listing realtor?

Per my contract I stated that the owner needed to establish a 6 month lease with the first floor tenant in addition to raising the rent and collecting a security deposit.

You should have tenants and landlord fill out an estoppel agreement that states what current rent rate is and identifies the amount (if applicable) of any deposit or last month rent.

Could be thinking in the wrong direction though.
