Your county may increase the property taxes upon a purchase.There are also reassessments if permits are pulled.Therefore, if you purchase a fixer upper and need a new roof, hvac, etc - then there will be an increase once those items are updated.

In doing so, you will see that unless you’re getting a lot of value add in a deal (i.e raising rents, fixer upper) you will see that most of your return will be based on your terminal value (what you sell the property for).
