Consider using Double Declining Balance method - - skews major portion of depreciation into the early years :)

Those areas are attracting a large crowd, while many smaller niche markets are declining.

On that note, am interested in preparing for the short side, b/c with a 10 year cycle and a 5 year memory we may be closer to a decline (secular as well as cyclical this time).Thank you in advance

Approving case-files with a few minor tweaks that I wouldn't have expected to get approved no matter what, and declining ones that seem solid no matter what I try.If you feel you're in that latter category (intuitive expectation = yes, but AUS is declining), only suggestion I can offer is to try working with a lender that'll try doing 10 or 20 tweaks to see if it'll give a "yes."

I am looking for any online payment system that automatically declines an insufficient rent and sends tenants an email automatically that they need to pay in full or else get the late fees 

But filing form 3115-change in depreciation method, allows you to claim depreciation, and different methods of depreciation (like accelerated,double-declining balance, etc.), that you missed, without amending previous year's returns.
