If you are that back in times “cabin”, old “wood style” home with ugly fabric couches and brown wooden walls, it is hard to charge good money no matter if you are long term or short term rental.Consider accepting pets - only 40% of the cabins in Big Bear Lake do.Provide a hot tub or see if you have space for indoor jet tub - only half of the listings have the amenity.

A 2 bed, 1 bath apartment that allows pets would cost me close to $1,000 per month, which is what I rent the other unit for.Does it cashflow while I live here?

Also community rules, rental restrictions, pet restrictions, occupancy restrictions - anything that could interfere with your operations. 

The downstairs unit is renting for $975 including a $25 pet charge.

If you want to make any changes to their arrangements, it must be done through a new lease (raising rent, pet deposits, etc).

Smartmove didn't have a place to put personal questions like...Do you have pets?

WLB has not only the lease, but at least a dozend other forms and notices you need (aplication form, lease, rules&reg, non-standard lease providsions, lead disclosure, CO and smke detector notice, pet agreement, 5 day notice, lease renewal etc. 

@Tiara Fair lenders make exceptions for job relocation, domestic changes, etc.Talk to your lender!

JWB is pet-friendly, which is important to me, and they are buying and rehabilitating older houses or building new houses in many communities, which improves the community and improves the lives of the people that are able to rent these homes.
