Medical bills can become judgements and lien the house.If they are dying their income remains the same, if they have social security but if working income declines.  

I hear so much about how traveling nurses and other medical professionals are good tenants (responsible, not much wear and tear on the property, and maybe the hospital pre-pay for the rent?

I understand the dangers of speculating, but microbreweries, French bakeries, and axe throwing facilities make me think that it might be a little more than speculation. 

It will work out if I can rent the house furnished to travel nurses or medical residents (for example, 1000-1200 a room).

Most every condo on the east side of the beach had some form of damage to roofs and rooftop equipment systems , elevator systems,  seeping water behind the stucco, windows, sliding doors, balconies, pool and facility damages, etc.  

If you only look at income, then you're essentially saying there is no difference between an applicant that makes $3,000 month with no debt who is applying for a house that rents for $1,000/month; and an applicant for the same house with the same income but a $650 car payment, a $400 payment for rent to own furniture, a $350 credit card payment, another $200 credit card payment, and $150 in medical bill payments they're making for a $10,000 hospital bill that went to collections.Both of these applicants meet the 3x income rule that most landlords use, but only one of these applicants will likely be able to actually pay the rent and the other clearly will not. 

All the above are assets, including goodwill, which can be sold by the LLC to another party.The real concern seems to be where because of the rules of the intermediaries (Airbnb, VRBO) or Government regs, there is a need to maintain business continuity in that the same business organization own and or operate the STR business and facility.  

We are also looking into building a storage facility next year.

I have my wife and daughter I need insurance for and with medical, dental, and vision it can be extremely expensive.

We want to increase the likelihood that residents will seek medical treatment and not put their housemates at risk.
