The first red flag is that their website is very poorly written and looks similar to most of the other ones run by scammers from outside of the country who have poor command of the English language and don't know what certain terms mean in relation to real estate/lending.  

The property has great cash flow as a 4 unit but the place wouldn't even breakeven as a 2 unit.While Cook County Assessors Office website indicated that the Property has 4Apartments (including Full basement and Attic), when zoning was ordered, zoningcompliance came back as a two (2) Unit.

Once you look at the various databases and website and get a good idea of what you think it will rent for, I recommend running test ads on Facebook or Craigslist for a "like property" at that price point.
