But I've found that there are more factors in response rate than just the price- like quality of photos, time of year, allows pets, tenant criteria, etc.

We picked up a triplex here and the units are individually-deeded, however with transaction costs and time factored in, the seller (a retired lawyer) decided it would make more sense just to sell them to us together.

My second mortgage would be $183,000 (did not factor in downpayment)So, the numbers look like this:“Subject To” mortgage (PITI): $2,750.00/month Second mortgage: $1,017.00/monthGrand total: $3,767.00/monthRents in the area: $1,300 for the 3 bedrooms and $1,200 for the 2 bedrooms.These numbers are actually on the low end and I’m confident I can get $50.00 more for each unit.
