Just my opinion. 

But that's just my strategy, there are many other ways to do it and many other parts of town where you can do it successfully.  

There are CHEAP properties in my market that are dilapidated and in not great parts of town. 

However, just yesterday, their insurance company rejected the claim.This is my first time dealing with a situation like this, and from my perspective, I have a few options:1.

Markets expensive I just sold one of my own places. $60-80k appreciation is still great money.

I'm just starting out in my real estate career and own only one other property, so recapturing this equity via a 1031 exchange—with an eye to financing two more properties or a duplex—sounds really attractive.

(As an example, my clients' STR in Colorado is crushing it in the first few months with their 700sf A-frame because it's unique.) 

If this was my first deal, I would go step by step and put in a cost for each part of the estimated repairs

In Q1 of 2022, when interest rates were rising, our future primary residence came on the market.
