We got 100% funding using private money, currently making interest only payments and in the process of refinancing.  

I am currently cash poor, so I have syndicated a few private lenders and have a hard money lender for purchase and construction costs. 

Conversely, the "Private Market" policies that are not part of the NFIP, have been coming down.

These are experienced investors that raise capital through private investors, they buy the property, you share in the return.

I would suggest getting approved for the refinance first before you attempt this purchase method so that you don't have an issue with the financing, especially if you consider getting a hard money loan, the private lender will want to see your pre-approval letter so they know you will not get stuck. 

Residency is where you sleep and determined by number of nights typically, but is also established by mailing address and drivers license.

On top of all this lenders private, hard-money, and banks all want to find good investors who will pay good interest on profitable projects.  

and am planning on doing another HH (4 - plex) when I can, I'm also looking to break into small mulit-family ((8 - 15) units) as my first "real" investment by raising private capital, both by the end of the year hopefully.My question is meant to start a conversation as I look at House Hacking as dipping your toe in the water prior to diving in, there is not much information on what to do between dipping your toe in and swimming... so, 1.)
