I don't think you are looking for something else to keep you away from your family for an addition 40+ hours a week, I think you need to figure out what type of investing you are interested in that can help you create the life you want.My advise is to do research into what that is, and then learn the basics of that particular niche. 

The lower unit  looks like the bedroom was an  addition and the building for does not have a backdoor.

As Wayne and Harjeet said, if you do have an FHA loan outstanding and are forced to move, you would be exempt from the rule and allowed to obtain an additional FHA loan. 

You are already accounting for repairs and CapEX... not understanding why an additional 10% would need to come out.
