Banks let them rot, kids got in, a couple were stripped of electrical/Cu piping & yet some were left complete with all the tools, drywall & new HW tanks.

Regarding the inside of the home, if people are actually living in it that says there should be water, electricity, and/or gas connected.

Victor,Before you start calling around I would recommend gathering some info:1. is there knob & tube or aluminum wiring2. when were the systems updated and was it full or partial updates: - Roof - Electrical - Plumbuing - Heating For the Electric a) are there circuit breakers or fuses b) what amp service For Plumbing a) any pex piping.

So if you had a serious repair issue (i.e. no heat, no water, dangerous electrical, etc), then your state gives you the right to repair the defects and deduct the cost of the necessary repairs from future rental payments.

So I am in the middle of reading David Greene's BRRRR book, and I have a question about buying property with Cash vs buying with an FHA or conventional loan and then refinancing after rehabing and renting the property out.Obviously cash gives you greater buying power (buying right is the most important part).
