Columbia is a good market for low-end stuff although Demond's 1680 from 37 grand has me beat.

I manage it from my cell phone as it is close to home and that works well for us as the first facility made me unemployable:)  The 20,000 sq. ft. facility takes about 5 hours per week of my time and it hums along pretty good.

Then swing.That said, you might be standing there awhile waiting for the perfect pitch (grand slam) and miss lots of base hits.And, of course, as a buy and hold person the current value Mr.

Heres a guy that has about 10 grande in cash and about 50k in credit available to him right now.  

In the grand scheme, the industry expense metric is 40% of rents for all but debt service.

But if you're making $30K and have two kids as a single mom, I'm not going to poo-poo you for putting a couple grand a year in a 401K rather than dabbling in real estate, since the 401K is zero-effort and all reward.
