Traditionally I have sold the builder land and loaned him the money to buy the land and build the house with us splitting up the profits when it sold.

I own my own house and I own some land out of state, so I have assets I want protected.I have quotes and will be purchasing an insurance policy that provides 1 million in landlord liability and I can also purchase an additional 1 million in an umbrella policy.My question is, is it even possible, or has anyone heard of a landlord getting sued and losing over $2 million on a simple duplex?

My main concern about actual house hacking for a few years in a row is that we don't want the kiddos to have to change schools once we relocate up there.I'm thinking about getting an appreciation-oriented duplex/triplex in a pricier market with good schools that we could stay in for several years, and saving for an actual cashflow property that'd we buy as an investment property instead of a house hack.

ya were we live ( personal resi) we have humungus doug fir trees 100 plus fee tall basically surrounding out lot and if one of those falls on your house it can destroy the house and if your really unlucky it can squash you..
