Either case, I'm not here to preach about investing using Future Value formulas such as Internal Rate of Return (IRR).I am here to confirm Aidan's understanding of Investing in large Metro areas, and specifically, NYC.

A little about me I am 18 and graduated high school early and currently interning to be a real estate agent in he KCMO area.

I've been using ROI and Annualized ROI when communicating with current and potential investors but I've always felt that IRR (Internalized Rate of Return) should be the most accurate.

I would start by asking the International Student office of the High School(s) in question to gain some ideas of any Government incentives and where to apply for them.  

Whether they were undergrad, grad, or even international students.

But there are some interesting and eerie things going on in the national and international markets that suggests something bigger is going on that nobody can quite put their finger on. 

Understand the calculations that are used to measure and evaluate deals: cash flow, cash-on-cash return, internal rate of return, etc.If you develop these two skills, you'll be well on your way to being a successful real estate investor!
