I have 5 students who's lease expired and they all moved out, upon inspection inside my rental home, I found damages, took photos of it. hired some contractors from thumbtack app and facebook locally to fix some major wall scuffing, repainting  and many more issues.

You may be able to make more money with airbnb's, but not all money is good money because one of the major problems with airbnb's is you have to worry about bad reviews and guests write bad reviews for the lamest reasons.I am a contractor and I work for many people who own airbnb's and they make a lot of money, but airbnb's is definitely not a passive business.

(also thought about it being boat storage until local development catches up so at least it would cashflow something) going to wait for about one year, before we take any major action (Bridge Development should be rapidly moving along by then - Completion date for bridge is 2024)

Hello, We have been Building some Multifamily out west for few years mainly NM , Tx area 4plexes and 30 units or less/Type A complex and students housing/apartments near major universities 20k plus students.

@Tom Veit While I know building material costs are through the roof right now I have only seen it be a major influence in my investors decision making when debating on whether or not to develop a new build property.

The location is very hot and getting better, only about 2 hours from two major metro areas. 

I looked at a property that needs major work.

They should spread the love to the other major cities like San Antonio hahahaha

It was built in 1950, and does need some internal remodeling but overall does not have any major issues.
