Hey Josue, that sounds like a solid deal, especially with a 16% cap rate at a $145K purchase price, those numbers are hard to ignore.

There would likely be enough left over to buy more single family long term rentals in my current buy box at 20% down, but I would wait until the previous properties stabilized.
