Hello all,To keep it short and concise:My name is AlexI'm originally from Wisconsin and educated in DCI moved to the OC (from DC) and lived here 3.5 yearsI'm an IT professionalI have never bought or owned any property before, so I'm new to the terminology and concepts of property investingI'm looking to learn from knowledgeable and experienced investors to provide some insight into cash flow properties and how to continuously purchase properties to supplement and, eventually/potentially, match/exceed my current incomeOther than that, I work full-time and am pursuing another degree.

The seller agreed to pay $13,000 as part of a "Home warranty" after closing, so we essentially purchased the property for 52,000 with no down payment.

We set a price that will give the tenant buyers the opportunity to possibly earn equity and we give a credit back from the purchase price at the end of the term, in the contract or addendum we have the tenant buyers pay for all maintenance and repairs and a home warranty is added they pay for monthly.The home is sold as is to avoid required inspections by the bank at the end of the term.If your state puts the responsibility of maintenance and repairs on the owner so be it but you can still put it in the terms and hopefully the tenant buyers will take care of it.

I've had several quotes, most of them for the bottom of the barrel shingles with terrible reviews and class action settlements, with absurd prices, especially the ones that know I have a few properties...They wanted to charge me 12K for CertainTeed or IKO shingles known for their issues, with a one year warranty (one had 10 year warranties).
