True indeed--however I'd assume that any PM that has 10,000 units has more than 500 employees and thus wouldn't qualify...and any smaller PM that receives a forgiven loan that was used for payroll shouldn't be reimbursed by the properties for that payroll. 

Sounds too good to be true that would mean a windfall for those purchasing apartments over the last 2-3 years and present..

I have seen some crazy things like 100% financing on purchase and rehab at a 3.99%....too good to be true.

For myself I know the builders in process of building $2200 a month Class A+ rentals all around north dallas suburbs are going to be in a world of hurt.My discussion 3 years ago on this topic was really active yet no one thought it would happen anytime soon.The truth is this virus & our over-reaction to it has exposed the true weaknesses of our system & Keynesian Economics.We need biblical/Austrian economics & savings & investment now more than ever not more stimulus with money our grandkids don’t have, stimulus & federal reserve shenanigans!

Use colors that catch the eyes, look up marketing colors and how people react to them.

Say if I held a property for 5 years, raised the rents and increased the NOI while appreciation in the area was 5% YOY.There really is no true appreciation anymore.
