With dad absent for most of my childhood (for reasons unbeknownst to me), my mom did everything she could to keep the bills paid, a roof over our heads, and food on the table.

The truth is, two people working at a fast-food joint can easily make enough to afford any apartment in this town or even a decent house.

Also, remember that foreign students have much higher and different hoops to go through from domestic - just to get a student visa, they have to show they have been accepted to the university, and full documentation to the US government that their source of funds is at a minimum enough to pay for roundtrip airfare, the out of state fees for a year, plus lodging and food/health insurance and then some.

If it has a lot of trash/dirt in or on it (fast food wrappers, etc.), we won't rent to them. 

I thought it would be beneficial for new people, but a lot of these I'm sure are food for thought even for more experienced investors.
