With so many options for repayment out there it is very easy for someone to minimize the amount that they have to pay back each month. 10 year term, 10 year with increasing payments, income-based payments... the list goes on and on.The only other thing that I would add is that we need to help kids figure out where the jobs are going.

The deal was that I was never asked to put any earnest money down and I was also in the process of buying 2 other houses, as well as a 70 hr week job, so I didn't even think to ask about it.So it has been resolved and the agent had a talking to about the deal from John Parrett and there will be another deal sometime in the future.The orlando market is so dry as far as good deals and the competition is so intense the deals that really work are few and far between!

If you don't have it, get a job and save up some money.If this (flipping two houses for $40K profit with less than $200 cash spent) really can be done, I'd really like to see a detailed account of it.

[i]a.If you’re looking to put together an investment specifically in your area, I would try driving around new subdivisions to find builders who have optioned or purchased a large number of lots, or whose lots may be sitting vacant because they have not found someone wanting to do a build-job on that particular lot.

do we even stand a chance of getting out hands on this to rehab and sell, or would you even recommend this big of a job for our first time (keeping in mind I work for an investment bank and would be very diligent about calc'ing out the rehab costs and keeping to a sound business plan)any help/criticism/opinions/etc.
