I ultimately chose to focus on Ohio and ended up moving here to focus on investing. 

Not my speculation Following your logic, it actually doesn't matter what the rent amount is, all that matters is what the tenant pays and for how long.Class C properties do NOT perform like Class A or even Class B properties.

In addition to identifying and purchasing those properties I am currently focused on building out the management SOP's to facilitate smooth management of the 10-12 units owned by 3 different entities. 

I don't house hack in S.F. but one suggestion an investor had for me was to do one of the units as an MTR (I was thinking travel nurses but now I'm hearing that they aren't getting that great COVID pay but people displaced temporarily for insurance reasons, moving for some other reason).

We see when it's a group of friends they usually keep each other accountable with paying rent, but we get their parents information in case it's needed. 

I know a lot comes from time and connections so I've been focused on just learning the game as much as possible! 

For the person paying more than me - maybe they know something I don't.
