Has anyone used any of the apps that allow the tenants to split payments, but still send the rent to you as a single payment?

I'm not familiar with the area, but do entitlement work in SoCal.

The MLS is tougher, but cash-flowing small multi-family deals are still very doable with the right approach.

Verifying last 2 years of rental history and income extremely important to find the “best of the worst”.Make sure you understand the Class of properties you are looking at and the corresponding results to expect.

One has been rented out for four years same tenants and the other one is newly acquired and have been trying to find the best platform to market it (furnished finder, Zillow, Airbnb, etc)Would the suggestions from the real estate investors be excessive or something to look into?

I think the important thing is to follow the laws and have everything spelled out in the contracts.

You must follow the lease that is in place until it expires.
