I have no parents to co-sign for me, and I also do not have any credit history or loan history.

There's a very interesting move that is gaining momentum nationwide to allow ADUs at any SFR as long as the SFR is owner occupied.This is happening a lot in college towns where parents will buy a house for their child and put it in their childs name as owner occupied. 

Each unit was large enough for us to house hack (3/2) as my husband and I were expecting our first child.

This property is a 7 min drive from my parents and younger siblings, so Ive got so connections in the area.
