You get her interested by sharing some results now.Use some of that Cashflow (after accounting for all the standard things PITI maintenance, vacancy, capex etc) and take her to a romantic dinner.Next year, use some proceeds for a vacation-maybe only a weekend getaway, whatever tje CF can support.Be transparent that the rentals are paying for it.

Then once you get a complete app, with IDs, proof of income, references, etc, you can take a look and quickly tell if someone is not qualified on that criteria alone (income doesn't meet 3x rent, for example) before even proceeding to the screening.If this is too much work, I agree that a property management company would probably be happy to take this on for you.

If I own my properties via an investment holding company that owns subsidiaries that take title to my properties can I do a property cash out refinance and pay the proceeds to the holding company tax free to buy more properties that are fully owned by the holding company to protect each of my properties from each other.Would an LLC or Corporation structure be preferred for this to work?
