This assumes the sub is just plywood or particle board, nothing you'll ever want to refinish.

The quickest I have ever been able to do with cash is 21 days.

I’ve read 100 books, listened for to 100 I podcast, joined a REIA and now more than ever need to jump.

Too in love with it (I mean, not that I as an investor would ever put emotions into an investment property...) ;) And lots of exit strategies should I need one.

Has anyone ever worked on a deal like this and do you have input on where I may find  investors.

If they fought it, I would tell them to take me to court and prove that I knew it was an ungrounded outlet and I should be held responsible for anything that is ever plugged into the entire house.
