It's true that as of now, platforms (airbnb/vrbo) don't offer a solution for sellers of STR houses to leverage the goodwill.

Just think of all the economic and socio-economic inputs... school districts, jobs, job potential, neighborhoods, interest rates... all these variables contribute to the "answer" if you were trying to show a regression tested algorithmic solution to where prices are going.

The solution is to do an initial walk thru before move-in with the tenant, have them sign off on the condition of the property, include language requiring that it be returned in the same condition it was in when rented (carpets vacuumed with no stains, hard surfaces cleaned, etc.) and collect a large enough damage deposit to pay for damages and necessary cleaning.

It's costly to get after fact permit but I have faith someone here might know alternative solutions.
