THE DETAILS: The house started as a 2 bedroom 1 bath house and once we got our hands on it we completely gutted the kitchen and the den and added a master suite in the den area and completely renovated the kitchen.

The LLC structure provides both privacy for you as the owners (retention of some sensitive information, such as your other holdings, assets, etc. in the event of a legal situation), and acting as a shield against both legal suits, and prying eyes who may wish to look into other assets you might hold.You also want to avoid your umbrella insurance being hit with a suit, should it arise.

The other issue is that BRRRR is usually more suited for lower price areas, like the mid west, as adding 20% in value is much easier on a 50k property, than it is on a 500k property.
