There are so many other factors that impact the final price that the square footage of the property is dwarfed by them - beds, baths, age, style, condition, acreage, garage, basement, HVAC, etc, etc, etc.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!
