If you can handle the DTI hit and the payments on the HELOC then this is a great option as it keeps you with cash in hand and the HELOC can be used as a tax write off.

Most of the unit has a reddish brown/auburn style wood appearance flooring (that I wouldn't be able to match exactly), so I'm wondering what to go with to replace the kitchen flooring?

In the future, always do a final walk-through on the way to closing, and write into the contract a monetary penalty for failing to deliver possession by closing date (I use $250-1,000/day depending on the value of the property).
