If I were in your shoes, I'd probably have a frank and friendly with the tenant and talk a big, threat free game, but point out that her lease does not allow for animals and that she did not disclose the animal to you.

You can secondarily calculate the deal without that revenue...I do that sometimes as its fun to look at the numbers showing that you're living for free.  

After the sale of our rental we will own our primary home free and clear, so the proceeds of our primary home will end up as investment capital as well as earmarked for our future home.

My goal with rentals long term is to build enough of a portfolio up to be able to replace my income from my job and just have the financial freedom to be able to travel/be worry free.

I know there can be a lot of due dilegence that can go into this but I have ALOT of free time to put into it.
