After closing on the first property in January, I did fly out there to meet the realtor and contractor and put eyes on the house, then spent a few hours with the realtor driving around the area I bought in and other adjacent areas, both good and bad, so I would have an idea of where I wanted to go for my 2nd purchase.My realtor was indispensable for being my eyes and ears on the ground, and he traveled to the property quite a bit for things that required someone to be there (inspection, turning on gas, letting contractor get in, etc).

You need someone very familiar with the area and realistic about expectations for you when it comes to vacancies, turnover, and maintenance costs.Repairs on that many units in a lower-class neighborhood can eat away at your cashflow in the blink of an eye.

, how he had/has those investigators unsuccessful in trying to pin him to any property, and how authorities resorted to what seemed like kidnapping and holding him in jail for ransom, which is completely unconstitutional BUT effective as the family gave up just a tiny piece, enough to satisfy the authorities so they could call it “a win” in the eyes of the public.That was pretty extreme, but it does show how well asset protection, when done right (within the letter of the law) can be very effective at protecting asset.
