If you are thinking about a new purchase with a heloc vs a current 30 year fixed rate, this could be a good alternative.Basically, helocs are billed based on the average daily balance of the account.

I live in New York as well, but have chosen to go out of state for my investments. 

Also I would consider being a new agent in a market with no inventory and no buys will be a grind with little pay. 

We recently looked at a property outside our agents area (2 states away) and found a fee that was added which we questioned and were told it was a mistake and was removed . . . not sure if it was a mistake but be sure to read these new contracts BEFORE signing as things have changed since August.
