It’s definitely a numbers game as others have said, but if it is on the condemned list that can be tough to reverse sometimes.

@John Kilhafner I build and sell homes and it’s definitely a hard game to play especially in today’s market.

That's why REI is a numbers game.

I have a few lenders who will straight up tell me they don't care about credit or income... all they care about is how much equity does the borrower retain (skin in the game). 

This is a game-changer for me and I look forward to the long haul pay outs!!! 

My "competitive" advantage to this point is the ability to do 95% of all rehab and construction work on the deals I have gotten involved in.
