On the other hand, I could have sat and complained that I didn't have enough capital to continue to grow my portfolio and only dreamed about the next steps (i.e., that would be 'interested').

On the other hand if I go to google, type in "Biggerpocket estoppel", it'll give you pages of it, with search suggestions on the bottom of the page,  with even more results, search terms related to "Biggerpocket estoppel".
